I got an offer letter from you. What do I do next?

If you received an offer letter from us and are ready to move forward with selling your land, just sign the purchase agreement included in your offer letter, and send it back to us either via mail, email, or text. If you’re interested in selling your land but have some questions, please reach out to us at 314-474-0660, and we’ll be more than happy to chat with you.

If you didn’t receive a letter from us but want to sell your land, give us a call, text, or fill out the form on our website. We’ll get in touch with you and send you a purchase agreement to sign so we can move forward.

How does the process of selling my land to you work?

The process is simple:

We’ll provide you updates and communicate with you as things move along during the process, ensuring you are informed and up-to-date every step of the way!

Send us the signed purchase agreement.

We begin due diligence, verifying property details and any other necessary information (this can take up to 7 days).

Once everything checks out, we work with a title company and attorney to start the closing process.

The title company conducts a title search and prepares the new deed.

A mobile notary will meet with you to sign the deed at your convenience, at no cost to you.

The title company records the deed, finalizes the transaction, and sends your payment securely via check or wire transfer. You can also pick up your payment in person if you prefer.

How long does the closing process take?

Typically, this entire process takes about two weeks after the due diligence period. Sometimes, the title company might take a little longer, but ultimately our goal is to help you close in less than 30 days.

How will I get paid for my property?

The title company will act as escrow, which means they serve as a neutral third party to hold and distribute funds during the transaction. Once the sale is finalized, they’ll pay you either via check or wire transfer. They will work with you on your desired payment method. You may also have the option to pick up your payment in person.

Are there any costs or fees I have to pay?

Nope! We cover all closing costs, title fees, and processing expenses. There are no realtor commissions, hidden fees, or out-of-pocket costs for you. The offer price we agree upon is the EXACT amount you’ll receive.

How do you determine your offer price?

We base our offers on market data, including:

  • Recent sales of similar properties in your area.
  • Current market trends and demand.
  • Our estimated marketing and transaction costs.

We generally do not offer full retail value for the land. Here’s why: We strive to be a fast, easy, and fair solution for selling your land off-market without realtors or any associated fees. If your goal is to sell fast for a fair price, then you will be happy with us!

What if there are multiple owners on the deed?

All owners listed on the deed must sign the purchase agreement for the sale to proceed. If one owner has questions or is unsure, we’re happy to speak with them directly. Let us know how we can help!

What kind of properties do you buy?

We specialize in purchasing vacant, off-market land across the U.S. If you’re unsure whether your property qualifies, contact us, and we’ll let you know!

We typically do not purchase:

Extremely sloped properties.

Land-locked properties or properties with access issues.

Properties with wetlands or within a flood zone.

What if I have back taxes or liens on my property?

We may still be interested in purchasing your property, but we will likely adjust our offer to cover any outstanding taxes or liens.

For liens: We conduct further due diligence before deciding whether we can move forward with the purchase.

For back taxes: We typically cover the cost of back taxes, depending on what is owed.

Why should I sell my land to Family Home & Land. instead of listing it with an agent?

It depends on your goals. If you want a fast, hassle-free sale with no commissions or closing costs, we are a great fit. If you prefer to list your land at full retail price, working with an agent may be a better option, but keep in mind:

  • Realtor commissions and closing costs can reduce your final payout.
  • Vacant land generally takes much longer to sell with realtors.
  • Many buyers require financing, which can delay or complicate the process.
